What we mean when we say 'represented with care.'
A short essay on volume, deference, and the difference between selling a house and ushering it forward.

Volume is the easiest metric in this business and the least interesting. A brokerage that closes a hundred houses a year tells you almost nothing about how any one of those houses was handled.
THE SHORT VERSION
We cap representation at twenty to thirty homes a year.
Every description is written by the broker who walked the house.
Offers are answered by phone within the hour.
A deliberate ceiling
We represent twenty to thirty homes a year. That is a deliberate ceiling, not a current limitation. It is the number at which our principal brokers can still walk every property weekly, write every description themselves, and answer every offer by phone within the hour.
Below that number we would be precious. Above it, we would be delegating the part of the work that is actually the work.
“Care is a rate, not a feeling. We picked the rate first.”

What deference looks like
A house arrives with a history that predates the sale and will outlast it. Our job is to describe it accurately, price it honestly, and hand it to someone who understands what they are receiving.
Care is a rate, not a feeling. We picked the rate first.
