Restraint
We turn down more mandates than we accept. A small roster is the only way to deliver the attention we promise.
Plain dealing
One price. One contract. No referral fees from inspectors, lenders, or contractors we recommend.
Slow over fast
We’d rather wait a month for the right buyer than push a deal that doesn’t fit. The math works out.
Craft
We photograph in natural light, write our own copy, and proof-read every listing twice. The house deserves it.

Founded above a coffee roaster on Pike Street.
Eleanor Vance leaves a 110-broker firm to start something smaller.
2012
First $10M sale - a 1937 Lionel Pries house in Broadmoor.
Sold in 11 days, off-market, to a buyer who’d been on a private list for two years.
2017
The Journal launches.
An editorial archive of architecture, neighborhood notes, and the long-form deal stories most firms keep private.
2021
Office moves to a converted warehouse on Western Ave.
Same address, same phone number, three more brokers.
2026
$2.8B in lifetime sales — still four named brokers.
